| the REIQ
There is one thing you can count on during a Queensland summer – it will be hot.
And often in the midst of summer it’s too hot to sit outside for hours on end. It’s also not that wise if you’re sun smart.
On such days, some people head to the beach, while others make the most of their surrounds, which often includes that great bastion of Aussie homes – the verandah or deck.
One of the main features of our iconic Queenslanders is the magnificent verandah that runs right around the outside of the home.
Our tropical climate lends itself to an outdoor lifestyle, and a verandah or deck is one of the best ways to make the most of our balmy weather during the hotter months.
And with an increasing number of people living in more compact properties, decks can also become an extension of your living area and maximise the space you have available.
But verandahs and decks are not just a place for family and friends to congregate for a barbecue in summer. As they are often located next to your living area, and accessed via bi-fold or sliding doors, they are often used as much in winter as in summer.
Decks and balconies become even more invaluable if they are north-facing to make the most of the shade in summer and the sun in winter.
Another great thing is that they are relatively inexpensive to build and can add value to your home.
But the key to successful renovations is to develop a plan and set a budget.
Renovators can concentrate on value-adding features without falling into the trap of over-capitalising if they have a plan and budget to work from.
The REIQ recommends the use of suitable qualified and properly licensed tradespeople during renovations, because often the perceived cost savings of do-it-yourself renovating are not worth the financial or physical risk.
It is also important to check with your local council for the necessary requirements and permits.
