So you've decided to move ... now comes the all-important decision of choosing an agent to represent you in the sale of your home.

This can be an exciting time but there can also be some nervous moments, where stress and pressure can really test even the best of relationships.

Choosing an agent is about finding someone that you can trust, someone that has the expertise to market your property in a way that will help you achieve an outstanding price so as to maximise your profit.

It is one of the most important decisions you will make, as often the way an agent presents your property will determine its position in the market place ... get this wrong and it can be costly.

Many agents will speak about their skills, but you need someone who can demonstrate their capacity to be a true professional.

One of the most important factors to consider is their negotiation style. Do they have a consistent negotiation standard that ensures each offer is maximised before it is presented to you as the vendor (seller)?

Look for an agent who is prepared to explain how they handle their buyers, from inquiry right through to follow-up.

Ask for details of the recent sales results they have achieved and for their recommendation on the marketing of the property.

At the end of the day, it's about being prepared. Look for an agent who demonstrates a compelling story of success, one that you feel comfortable with and one that has the energy, enthusiasm and marketing experience to provide you with the best representation in the market place.

In addition to interviewing prospective agents before the final decision to appoint I also had friends attend a number of open for inspections and made enquiries about properties for sale to see how they were treated as a potential buyer. If they weren't going to feel comfortable with the agent then a potential purchaser of my home wouldn't either! It is an important decision when you are selling possibly your largest/expensive asset and want to minimise the stress of such a transaction.
