One of the hardest decisions in life is to move on.

Often, the family home can hold a lot of sentimental value - from memories of where the kids took their first steps to their first days leaving for school.

While these long-held memories hold a little piece of your world, a change in property can be the catalyst for a great new chapter in your life. Often these emotional connections with the property are recreated by a new connection with a new chapter in your life.

At the end of the day, the market place is the market place and there is no perfect time to sell, as your property will always be worth more money in the future - whether that is 10 months or 10 years from now is not a known.

You should look at the market from a long-term perspective. What did you pay for the home? And what is it worth now? This is relative, in that if you sell your home today you also buy in the same market and in times where the market is not breaking records it actually means that your changeover costs are less.

The lifestyle attributes of the new property are vital. Could you get more time back, away from the domestic chores that your current property locks you down to? Or perhaps it's the escapism to a natural environment with the feeling of space and peace.
