Many buyers we work with on a day-to-day basis ask the question: What makes a home really worth what it's worth?
The true value of a home is what someone else is willing to pay for it.
In the real estate world, they say that value is where a non-anxious vendor (homeowner) meets a non-anxious buyer to arrive at a fair and equitable market price.
The value of a home is usually comprised of its components, such as:
• The land.
• The building (including the fittings and fixtures).
• Additional improvements (such as pools, spas and other lifestyle features).
Like art, properties of a certain calibre often have unique finishes noticeable only to the trained eye.
The quality of the fixtures and fittings can have a marked impact. For example, high roofs in smaller properties make the home feel larger, as do full-height doors, which go from the floor to the ceiling.
The quality of taps, door handles, carpets and general flooring also increase the home’s aesthetic appeal.
Property stylists may spend many thousands of dollars on additional fittings, to create an “experience” in the home. A great example of this is sliding doors which are sunk into the slab, to allow for a flat finish between the inside and the outside, preventing any potential trip hazards of a raised door frame.
Little details like this may seem minimal to some, yet they play a pivotal role in the overall perceived value of exclusive, architect-designed homes.
No matter what you’re purchasing, if you’ve found the perfect home, go back and inspect it one more time, appreciating each component that makes up the living space.
Value is determined by you and often those extra special features in a home make all the difference.
