When I work with sellers, they often ask me which marketing mediums they should use to attract the best buyer to their home.
Each medium has advantages based on location, presence and style. Let’s have a quick look at what mediums are available:
The internet: This is one of the largest lead sources for buyers. It is convenient, it allows you to share identified properties with family and friends, and it also allows you to search by specific criteria such as price and features.
Window displays: Featured out the front of an agency, these showcase the latest property that is available. They are used by individuals who are just walking by or waiting to attend an appointment with their agent of choice.
High-visibility locations attract more buyers and assist in the property researching phase of the buying process.
Signage: This is an all-important one, helping buyers to find your home in the street.
Your sign should be clean and neat. It should also have a presence about it, as it is a statement about the home. Often it underpins the marketing that you undertake in the newspaper.
Newspaper: Still one of the most-loved yet traditional mediums. There is nothing like reading through the weekend property liftout.
Those who are researching available properties may use the newspaper to decide which homes to exclude. Therefore you need to paint the papers with the best looking advertisements to keep your home on the shopping list.
Brochures and flyers: The quality of your brochures and flyers is imperative, as often these are used by the buyers at the time of decision-making. They may spread all the flyers out on the bench at home, then pick their shortlist.
There is no doubt that the internet and newspapers are the major drawcards, but all mediums play a role in underpinning your price and marketing.
Each is convenient for different target markets – for example, we tend to find retirees are less likely to use the internet as the primary search option.
When selecting an agent, ask them to show you on a graph where their buyers come from. This will allow you to select the best mediums for you, your property and your marketplace.

You know, if you really want to get some response to your Blogs you need to appeal to the cyclists. Can I suggest that a better title would have been "How do the Cycling "A" List Market Their Homes?"
You would be swamped, I promise you. Probably not much of value from a real estate point of view, unless every home has a bikeway as well as a driveway and a footpath leading to the front door.
It's just a thought. I have been accused of not giving positive input in your Blogs in the past. I would like to rectify this.
