When selecting an agent to list your property, asking key questions can help you make a decision.

The following questions are examples of what you may ask:

1. Can you provide me with a list of recent clients?

There's no better advertising than word of mouth, and no better way to find out the truth about the service your agent will provide.

2. How many properties did you sell last year?

Good agents sell more properties and you need to know the facts. You should also ask how many of their sales were in your immediate local area.

3. How many buyers are you working with at the moment?

It is important that your agent has access to buyers who are interested in buying a property similar to yours. It is also important that the agent knows exactly who their buyers are and that their office has a good system in place to track them.

4. Can I see an example of one of your marketing campaigns?

This is vital. You need to feel comfortable with the way your property is going to be marketed on the internet and on all materials, including media advertising.

5. How often will I get feedback?

Ensure your agent has a system in place whereby they give you regular 'honest' feedback after inspections and marketing campaigns.

Communication is the key to a successful relationship.

6. How many sales people in your team?

Does the agent have suitable back up and support? Who do I contact if you are not available?

Will your salespeople be aware of my property also, so they can show to potential buyers.

This is just a sample of some of the valid questions you should ask an agent when deciding who to select.

A successful, reputable agent should have all of these answers readily at hand, and be more than happy to supply the answers, and more...

You're assuming, of course, that an estate agent will tell you the truth, the whole truth and nothing but the truth.

The most important questions are:- What educational qualifications and experience do you have in property? How long have you been involved in the real estate industry (is it a career or are you in it for a quick buck?) Have you ever purchased a property you were commission to sell? (conflict of interest). Have you worked in real estate during the hard times, when agents have to really work to sell a home?

The most important question of all is "Can you sell ice to the eskimos" if they say yes to this one - AVOID THEM LIKE THE PLAGUE.
