Here are my tips for getting into the property market:
1. Start saving now. You should have a deposit of 10%, in cash. This allows you to purchase the property with the peace of mind that you are sheltered from minor fluctuations in the market.
Saving is simply the process of earning more money than you spend. It takes discipline to do, but the feeling of seeing your bank account grow really helps you to keep up the motivation.
2. Start looking in the market place now. You'll be surprised at what is available in the marketplace and at what price you can actually enter.
I started looking at the cheapest properties available and compromised on the style of property I was after. On reflection, it has been one of the best investment decisions I have made.
3. Look for a property that you can add your own personal touch to. Often the greatest way to achieve capital growth is to purchase a property that needs some refurbishment.
Get in, repaint the walls and refresh the floor coverings. Simple things like this can really add to a property’s value and market appeal.
Presentation is the key, so spend time getting everything ready so that you can refresh the property, allowing you to move in or lease out the property.
4. Don't get emotional. At the end of the day it's about getting into the market. Often ownership brings a whole new level of emotions and a sense of pride.
You can always lease the property out. Even if the property is nowhere near as good as Mum and Dad’s, that's okay.
The process of jumping in may be a little scary, but six months later you'll look back and realise how good your decision has been.
