As interest rates climb a little higher, many people are weighing up their options, contemplating if now is the right time to get into the property market.
What actually happens is that many home sellers make the decision to delay their property move until things improve.
With a few less buyers and a few less sellers, it actually leaves the real estate market in the same position. Often it brings out investors and opportunistic buyers, which in turn fuels demand.
When interest rates start to tumble there is then excessive demand, which leads to strong price growth. So in effect now is actually the best time to be getting into the market.
Demand on the Sunshine Coast tends to be constant as people from other areas continue to move here. Demand in our market place is made up of three key components:
1. Shift in population: With the ageing population in Australia, many retirees are looking for a coastal lifestyle change, and are moving from more expensive capital city markets such as Melbourne and Sydney. They see the Coast as not only affordable, but great value compared to their home markets.
With the majority of Australia’s population weighted in the baby boomer era, there is a strong pull to lifestyle locations like the Sunshine Coast.
2. Architectural style: The Sunshine Coast has many unique attributes, including great weather throughout the year and a more temperate climate. This in turn attracts buyers from south-east Australia who are looking for less extremes.
The change in climate also allows more innovative home design. The Sunshine Coast has seen a strong boom in building and development, further attracting buyers to the area for the modern lifestyle that these new home designs offer.
3. Pricing and affordability: With continued growth on the Sunshine Coast, price growth doesn’t look like slowing down. Many people are taking this opportunity to be involved with a strong market, which is influenced by national buyers moving to the area.
No matter what the outlook, we all need somewhere to live. There is great pride that comes along with ownership of a home.

It is comforting to be able to come to your column for a bit of calm and reason. It is particularly comforting to find that all is well and that the world is not about to end from a real estate perspective.
I agree with you. I don't think the prices are about to tank on the Coast either. As with previous credit squeezes, the market activity will slow down for a time but it won't stop completely. But obviously, as a real estate salesperson the prospect of a slowdown wouldn't fill you with joy.
Thank God for the Investors and the Seachangers. But what about the struggling first home buyers who can't afford mortgages and and wouldn't get a loan in the current credit climate anyway.
Is it an ideal time for them to enter the market ? I suppose that, if they can get the loan, afford the high interest payments and can beat off the investors and seachangers, it probably is a good time.

What I was referring to by "changing of the guard" was the total removal of a certain element on the previous councils.
