We have speculated in previous months over exactly where in the property cycle we are currently situated, and on the likely impact of the changes to the super laws which came into effect at the end of the 06/07 financial year.

Another factor came into play in recent days with the long-expected readjustment of the stock market. Property is starting to look like the darling of the investors, with sentiment very high and sales figures up.

Only one month into the new financial year and Laguna Real Estate has sold more than $21 million worth of property!

All of the ingredients are there to make right now a great time to buy or sell.

Rents are increasing, all regions are experiencing shortages of stock and low vacancy rates, an election is looming with interest rates the bone of contention, and we are on the tail end of a quiet period which has sorted out the reasonably priced properties from the over-priced ones.

In other words, we believe it is currently very much a buyer’s market.

We are seeing increased activity across our five offices, with several properties selling within a day of being listed.

We are also seeing increased numbers of investors returning to the market, as well as end users – interestingly, they are going for the apartments and holiday units, which I believe have long been overlooked and undervalued.

The phones in our offices are keeping our receptionists very busy, not only with inquires but with our 24 sales agents communicating closely with each other to match properties to buyers.
