Integral Constructions is building a two-storey office block that could be the first four-star green-rated building in the area.
Ssutainability is integral to modern building design, and Sunshine Coast builder Integral Construction is well advanced in its efforts to deliver a new standard in environmentally-sustainable office design to central Maroochydore.
The company hopes to achieve the precinct’s first four-star green building rating for an innovative two-storey development, designed by smith + tracey architects.
It is being built in a unique L-shaped configuration over two blocks of land at 13 Evans Street and 48 School Road.
Office space totalling 2163sq m across the two buildings is being marketed for lease by Scott Gardiner and Jason O’Meara from Savills.
Both buildings have a similar style and sizes on offer, with 13 Evans Street starting from 182sq m up to a total of 1079sq m, while 48 School Road has areas from 196sq m to 1004sq m.
Single floor plates are available up to 753sq m plus functional mezzanine levels of approx 160sq m on the second level.
Mr Gardiner said the new project aimed to make a real statement for the emerging Evans Street precinct.
“Evans Street is evolving into a prime corporate address for central Maroochydore.
This landmark project will further enhance that market standing by going well beyond the current standards of sustainable office design in the area,” he said.
“As the first attempt to achieve an official four star accreditation in Maroochydore under the Green Building Council’s Green Star rating scheme, the project features a range of environmentally sustainable design and energy efficiency initiatives to reduce waste, energy and impact.”
Mr O’Meara said the new project fully maximised its strategic location which offers access to Sunshine Plaza and the new Maroochy Boulevard which links directly onto Sunshine Motorway.
He said the new development was targeted specifically at quality grade tenants seeking “exposure, visibility, location, convenience and contemporary environmentally-focused design”.
“It provides a professional corporate image in the heart of Maroochydore for a range of potential businesses, including accountants, financial planners, stock brokers, solicitors, town planner, architects and government agencies,” Mr O’Meara said.
He also said he expected strong interest in the building with vacancy rates for quality office space in Maroochydore at an all-time low.
