The river holds strong attraction and the Noosaville property market offers homes for everyone.
Noosaville is located immediately inland from Noosa Heads and Hastings Street, and boasts frontage to the Noosa River as well as canal frontage properties in Noosa Waters.
It is this proximity to the water that attracts such a wide range of people to Noosaville, says RE/MAX Property Specialists co-director Craig Brumby.
“When people come to Noosaville, they are attracted by its proximity to the river and by its great mix of residential options,” he says.
“There’s everything from entry-level units in the low $300,000s to family homes for $650,000-$1.5m and luxury waterfront homes from $1.5m -$1.8m.”
Craig says another attractive feature is the topography.
“Being completely flat, there are no hills to climb and you can easily jump on a bike to get around everywhere.
“We see a mix of people but the most predominant group would be families who appreciate Noosaville because it is completely family-friendly being close to schools and shopping, and the other group that love Noosaville are the empty-nesters who are all about lifestyle and living down by the river provides one of the best lifestyles of all.
“The great thing about the river area is that it’s not just to be enjoyed from boats and watercraft. The council, as part of its multi-million dollar upgrade of the foreshore area has provided fantastic facilities including parks, barbecue areas and beach areas where young children can swim and play.
“Whether you’re a toddler or an octogenarian, the river makes Noosaville universally popular because there is something for everyone.”
The most expensive street, according to REIQ sales figures, is The Anchorage, and the highest house sale for the 12 months to the end of September 2007 was $4.55m paid for a four-bedroom canal-front house on 629sq m in Wyuna Drive.
According to 2006 Census data, the population was 6528, with a median age of 46. The ratio of home ownership to rental (for all occupied private dwellings) is 46.7% are fully owned/being purchased and 39.2% are being rented. Almost 53% are townhouses and units, while 44.5% are houses.
Noosaville is home to the Noosa Yacht & Rowing Club, Noosa Village Shopping Centre, the Noosa Convention & Exhibition Centre, as well as the Noosa Hospital. The area also has many quality dining options in the areas around Gympie Terrace.
Noosaville has its own primary school, with the nearest high school located in nearby Sunshine Beach.
